My Approach

Most people only buy or sell a home a few times in their life. It's usually the largest transaction they'll ever be part of, and it almost always comes at a point in life when something else important is happening too — a growing family, a new job, a marriage, a loss.

I take that context seriously.

Real estate, to me, is not a volume game. It is a craft, and the people I work with deserve the version of it done carefully. I didn't grow up around real estate — no family members in the business, no inherited client list, no shortcuts. What I brought with me was a stubborn conviction that professional service is a discipline, not a marketing line.

That conviction hasn't changed since I got my license. It's why I take listing presentations seriously even when the house is a small townhouse in Glen Cairn, and it's why I read OREB data the way some people read the sports section.

How I got here

My path to real estate wasn't a straight line. For years I worked in professional services, where I learned what it meant to deliver work clients could actually rely on — the kind where you don't just complete a task, you take responsibility for the outcome. When I made the move into real estate, I carried that standard with me.

Some agents are drawn to this business for the hustle. I was drawn to it for the responsibility — because nothing in most people's lives matters more than where they live, and I wanted to do that work the right way.

I cover the Kanata-Stittsville corridor because I live it, I walk it, and I read the OREB data on it every single week. If you're buying or selling here, I want to be the version of an agent that is genuinely useful — not the one who took the listing because they happened to meet you first.

A client's trust is the only thing that matters. I don't take it for granted.

My Philosophy

What I believe about this work

A list price is a strategic decision, not a guess

The OREB data available to us today is more than precise enough to support defensible pricing on any home in Kanata or Stittsville. Clients deserve to see the reasoning, not just the number.

Discipline beats talent in real estate

A well-prepared listing, a thoughtful marketing plan, and a calm negotiator will outperform a charismatic agent running on instinct — every time. Markets have become too sensitive for anything less.

Clients are long relationships, not transactions

The agent who rushes a sale, hides information, or mis-prices a home to win a listing is the agent that client warns their friends about. That is not the business I am building.

The right answer is sometimes "don't do it yet"

If a homeowner isn't positioned to sell profitably, or a buyer is being pushed by a market that isn't ready for them, my job is to say so plainly — even if it means I don't earn a commission that quarter.

Why Kanata and Stittsville

I specialize in Kanata and Stittsville for the same reason doctors specialize in cardiology or dermatology — because depth beats breadth when the stakes are high.

These two communities are among the strongest residential markets in Ottawa, and they reward agents who genuinely know them: the difference between Kanata Lakes and Morgan's Grant, the resale implications of a Bridlewood corner lot, why Jackson Trails moves faster than Wyldewood in a spring market, which school catchment changes a price range by $40,000.

That depth is not something you can pick up by working listings across the whole city. I cover the Kanata-Stittsville corridor because I live it, I walk it, and I read the OREB data on it every single week.

If you're buying or selling here, I want to be the version of an agent that is genuinely useful — not the one who took the listing because they happened to meet you first.

How I work with the people I represent

01

I start with data, not instinct

Every listing appointment I take begins with a detailed OREB comparative analysis of your home or the homes you're considering. No guessing at prices. No "trust me, I know." You'll see the recent sales, the comparable properties, the market absorption rate, and the reasoning behind every recommendation I make.

02

I communicate consistently

Radio silence is the single most common complaint clients have about real estate agents. You'll hear from me at defined intervals — every seven to ten days during an active listing or buyer search, and within two hours on any message sent during business hours. If a decision needs to be made, you'll know what I think, why, and what the alternatives are.

03

I negotiate to protect the relationship, not just the deal

Every negotiation I run balances the immediate transaction against the long-term relationship. I won't push a client into a decision they'll regret to close a deal. I won't hide information that's inconvenient. And I won't oversell what a home is worth just to get the listing.

The Personal Side

Beyond real estate

When I'm not with clients or walking a Kanata-Stittsville street to see what's changed, I'm usually exploring Ottawa's trails, catching up on market data, or spending time with family. Ottawa is home, and I'm committed to it — professionally and personally.

I spend more time than most people think is reasonable reading OREB market reports, and I have strong opinions about where to find the best coffee in Kanata (happy to share). If you're new to the neighbourhood, ask me about the trails around Bridlewood or Emerald Meadows — I've walked most of them.

What clients say

"
We'd been considering selling for two years and had spoken to several agents. What separated Ray wasn't the pitch — it was the way he listened. He asked questions about our timeline, our finances, and our long-term plans before he said a word about pricing. That's not how most agents operate. That's why we trust him.
