Spring 2026 is busier than last year — open houses are full, the right home priced right is gone in days, and you're competing against buyers who have already been through three offers and lost. If you walk into this market without a strategy, you do one of two things: you overpay because you're tired of losing, or you settle for the wrong house because you're afraid of losing again.
I built my buyer process specifically for this market. Not for "Ottawa" generically. For the cul-de-sacs in Bridlewood, the new builds in Fernbank, the legacy homes in Beaverbrook with the mature trees and the deferred maintenance nobody's talking about. The price-per-square-foot in Jackson Trails is not the price-per-square-foot in Glen Cairn, and it shouldn't be treated like it is.
